Production release: UAD 3.6 platform enhancements, RealEC updates, and AMC upload fixes

The Production release, scheduled for October 28th, 2026, includes several key updates. Below are the details of what’s included in this release and how it supports our ongoing efforts to improve system performance and user experience. Action required: UAD 3.6 readiness deadline was September 30th 

The deadline to transition to UAD 3.6 is coming up quickly. Please take a moment to verify your setup so you are fully ready. 

• Lenders: If you have not selected an enablement window, please complete the enablement request form 

• Appraisers: If you need to set up your profile or if you are choosing not to accept UAD 3.6 orders, please fill out the vendor completion form. For more information on setting up your vendor profile, refer to the vendor resource guide

Support for attachments with matching filenames [APPMOD-12210]
Customers can now submit multiple attachments with the same filename when placing appraisal orders through an integrated loan origination system, without encountering a duplicate-filename error.

Fee Tier setup warning message [APPMOD-12449]
Users will no longer see the “There are no tiers set up” warning, regardless of whether they have configured fee tiers.

Complete RealEC document deliveries [APPMOD-12488]
We fixed an issue that was preventing some documents from delivering properly to RealEC.  

Duplicate SSR documents sent to RealEC [APPMOD-12517]
We removed the SSR report from the RealEC 180 event to avoid sending the SSR document twice.  documents from delivering properly to RealEC.

Issue resolutions

RealEC Completion Report and Appraisal Update ordering [APPMOD-12487]
We fixed an issue with ordering Completion Reports and Restricted Appraisal Updates through RealEC. Clients can now order Completion Reports and Restricted Appraisal Updates through RealEC when multiple orders share the same transaction, without receiving an incorrect missing-appraisal error.

AMC appraisal upload errors [APPMOD-12363]
We fixed an issue that was, on occasion, preventing AMCs from uploading their appraisal reports due to a missing data point in the database. Mercury Network now assigns the correct order type to AMC orders in three-order workflows, preventing missing information needed for processing.ext

UAD 3.6 Invoice attachment
As a vendor user, when a UAD 3.6 order is completed and automatic invoice attachment is enabled, the invoice will automatically attach when the order reaches a Completed status.

UAD 3.6 Compliance Certification attachment
When a UAD 3.6 order is completed a compliance certificate will automatically attach to the order when configured to do so.

Pending Release user notification
Pending Release status will become available as a user notification.
